Bay Head & Mantoloking Market Update - August 2023


Inventory remains relatively flat, and still far below normal levels (currently 6 active listings in Bay Head, and 10 in Mantoloking). New listings are roughly keeping pace with sales - eg - one home goes under contract or closes, one comes on the market to replace it. Having said that, in July, there were no closings in either town.    Some listings are selling quickly, but, at the higher end of the market, there is less activity, with only a few exceptions.  For example, happily, a client of ours put 955 Ocean Avenue, Mantoloking under contract, within weeks of it coming on the market!  Here you can read what experts are saying about prices nationally.

You can search and browse all listings here.  Though prices remain high, proper pricing and marketing remain important.  

Knowing the most important data such as the average sales price, the number of homes sold, and days on market will help you to better track the pulse of the market.
