Not Every 08738 Address Is in Mantoloking: What Curtis Point, Mantoloking Shores, and Normandy Beach Buyers Should Know
A Mantoloking mailing address does not guarantee a Mantoloking tax bill. The police, the fire company, and the school district can be different too. If you are shopping listings in 08738, that distinction is worth ten minutes of your time before you write an offer.

Not always. Homes in Curtis Point, Mantoloking Shores, and Normandy Beach use a Mantoloking, NJ 08738 mailing address, but they are governed by Brick Township, not Mantoloking Borough. That means Brick's tax rate, police department, fire service, and school district apply, not Mantoloking's. The one exception: four properties on Curtis Point sit inside Mantoloking Borough itself. The only way to know for certain which applies to a specific address is to confirm the property's actual municipality before making an offer.
We get this question a few times a year, usually from someone who found a listing in Curtis Point or along the stretch toward Normandy Beach, saw "Mantoloking, NJ" in the address, and assumed they were buying into the Borough of Mantoloking. They are not, at least not in the way that counts for a tax bill or a call to the police non-emergency line. Those homes carry a Mantoloking mailing address but sit inside Brick Township. Most listing sites will not tell you that. A lot of agents will not either, simply because they have never had a reason to look it up.
Why One Zip Code Covers Two Governments
The United States Postal Service assigns zip codes based on mail delivery routes, not municipal boundaries. That is the whole story here. The 08738 zip code was built around the mail route serving Mantoloking Borough, and that route also happens to cover a stretch of the barrier island that belongs to Brick Township. So every home along that stretch gets a Mantoloking address, even though it pays taxes to, and receives services from, Brick.
Where the Line Actually Falls
Heading south from Mantoloking Borough, the Brick Township section starts almost immediately at Curtis Point and continues down through Mantoloking Shores and into Normandy Beach. Nearly all of it carries the 08738 Mantoloking mailing address while sitting outside Mantoloking Borough. It is a real, established residential stretch of the barrier island, and it makes up a good share of the "Mantoloking" listings a buyer will come across in a typical search.
There is one exception worth knowing, and it is exactly the kind of detail that trips people up: four properties on Curtis Point sit within Mantoloking Borough itself, not Brick Township. Street address and neighborhood name will not settle it. Confirm the property's actual municipality directly rather than guessing from the mailing address or the general area.
The Tax Difference, in Real Numbers
For 2026, Brick Township's general tax rate is $2.810 per $100 of assessed value. Mantoloking Borough's is $0.913 per $100 of assessed value. That is roughly three times higher in the Brick sections. On a home assessed at $1,000,000, that works out to about $28,100 a year in Brick versus about $9,130 a year in Mantoloking Borough, a difference of nearly $19,000 annually on identical assessed value. This is the single biggest reason to confirm which municipality a listing actually sits in before you get attached to a number in the listing sheet.

A Few Questions We Hear Often
Does this affect flood zone or flood insurance? Flood zone itself comes from FEMA flood maps, not municipal lines, so a home in the Brick section is not automatically a different flood risk than the Mantoloking Borough home next door. Premiums can differ, though, because of FEMA's Community Rating System. Towns that participate more actively in floodplain management earn a better CRS score, and a better score means a bigger discount on flood insurance premiums for every property owner in that town. Brick Township and Mantoloking Borough can sit at different CRS levels, so it is worth confirming each town's current rating rather than assuming the discount carries over.
Will the listing or my agent flag this? Not reliably. Most portals pull the mailing address straight from the postal database and display it as the town name, with no distinction for the underlying municipality. Plenty of agents who do not work this stretch regularly will describe a Curtis Point or Normandy Beach home simply as "Mantoloking" without realizing the tax and service picture is different.
Does this mean the Brick sections are a worse buy? No. These are still barrier island homes with the same beach and bay access, the same storm exposure, and often the same builders and buyers as Mantoloking Borough proper. The tax gap is a real carrying cost that belongs in your monthly number, and it is one reason list prices in the Brick sections often run lower than comparable homes inside the Borough line.
Before You Write an Offer, Confirm:
- Which municipality the property is actually assessed and taxed in, not just what the mailing address says (this matters even street by street on Curtis Point, where four properties sit inside Mantoloking Borough)
- The current tax rate for that specific municipality, applied to the property's actual assessed value
- Which police, fire, and EMS departments serve the address
- Which public school district the property feeds into, if that matters for your household
- Whether the comparable sales your agent is using are pulled from the correct municipality
