Brielle Market Update - March 2026

Brielle, New Jersey real estate market update based on February 2026 activity.

The Brielle real estate market in February 2026 showed a combination of increased inventory, fewer new listings, and lower sold pricing compared with the same time last year. There were 14 active listings in February, up from 12 in February 2025, while new listings dropped to 2 from 6. Closed sales remained steady at 3 for the month.

One of the clearest trends in this month’s report is that asking prices were higher. The median list price for active homes rose to $1,645,000, up 53.04% from $1,074,900 a year ago. The average list price of active homes also increased significantly, reaching $2,656,571 compared with $1,489,475 in February 2025.

Sold pricing, however, moved in the opposite direction. The median sale price in February 2026 was $549,000, down from $925,000 in February 2025. The average sale price was $653,000, also down from $1,072,889 a year ago.

Sales activity itself was unchanged from last February, with 3 homes closing in both periods. Of those 3 sales this February, 2 were over $500,000 and 1 was between $400,000 and $499,999. Pending sales were lower, with 3 pending listings this February compared with 5 last year.

Inventory remained relatively limited, but it was higher than it was a year ago. The absorption rate was 2.51 months in February, up from 2.25 months last year. That means, based on the current pace reflected in the report, the existing inventory represented a little more than two and a half months of supply.

Homes that sold in February moved faster on average than they did a year ago. Average days on market dropped to 44 from 79. Median days on market was 56, compared with 47 last February.

Looking at the year-to-date numbers, Brielle recorded 7 closed sales through February 2026, compared with 9 during the same period in 2025. Year-to-date active listings were 24 versus 22 last year, and year-to-date new listings were 7 compared with 12.

Overall, the February 2026 data shows a Brielle market with more active listings, fewer new listings and pendings, and lower sold pricing than the same month last year. At the same time, listing prices were notably higher. As always, monthly real estate reports are best viewed as a snapshot of market activity at a specific point in time.
