Bay Head & Mantoloking Today™ - January 2023

We hope that you enjoyed the holidays, and that your year is off to a good start! We have a variety of news and updates for you!  Happily, all is relatively quiet in both towns - we've had a mild winter thus far, so the beaches are in good shape!  Ed and Meagan now have a very cute (an unbiased opinion of course!) 4 month old Portuguese Water Dog puppy - if you'd like to see a photo of him, just reply, and let us know - his name is Bowline!



News and Events


This time of year is quiet in regards to events - everyone has winter vacations or warm weather on their minds!  The usual town meetings are taking place (Bay Head Calendar | Mantoloking Calendar), but there is not much else on the calendar.


Though we've had a mild (warm) winter so far, and minimal beach erosion, we did have some very cold temperatures around Christmas, and higher than average flooding!  The lows were in the single digits, and there was even sea smoke (which can be seen in this month's video)!  We recently had a Coastal Flood Advisory, and the next couple of days could be stormy!  This link will take you to the latest National Weather Service briefing for this storm. In other news, the summer rental market is quite healthy for 2023 - many properties are already rented, and others remain in demand.  We have a brand new rental on Club Drive - 1 year old house, with a pool - never rented before, available for the last two weeks of August (only), and many other rentals can be found here.  


We are also pleased to share  that our company was #1 in Bay Head and Mantoloking in 2022 in regards to units and dollar volume sold.  Also, personally, we are one of the top 5 teams/agents in Bay Head  and Mantoloking for 2022!  Thank you to our clients, friends, and family that made our success possible! Inventory remains quite limited in both towns - as of this time, there are only 5 homes for sale in Bay Head, and none in Mantoloking.  Though inventory is projected to increase, slowly, no one is predicting a dramatic change in inventory.  As far pricing, opinions vary, but happily, our market is special, and is somewhat resistant to change. Here are some of the industry experts' opinions on home pricing in 2023.


Also, this Saturday, we will be hosting an open house at 134 Bridge Avenue, 1pm to 3pm.
