Bay Head & Mantoloking Today™ - Early Fall 2021


We hope that you continue to have a good summer!  All is well and busy here, and we are happy and healthy!  Bay Head and Mantoloking are thriving (as you probably know), and the beaches are well attended, though narrow in spots.  From what we've heard, the  Bay Head Fire Company's Clam Bake was well attended, and so was a great success for them!  The annual Glimmer of Hope at Twilight Lake also received a good turnout, though it did have to be delayed by a day due to weather.  Our video below includes a few updates, a bit of news about the market, and aerial video of a flight over Bay Head and Mantoloking.

September is coming, and is one of our favorite months!  The water remains warm, and the humidity (usually) fades, as does the traffic...  What is your favorite thing about September?  Please reply to this email, and let us know!

Around the Towns

From various sources, government agencies warn of a number of instances of rabid raccoons in the general area – be sure that your pets are vaccinated, and watch out for any animals behaving strangely. In Bay Head, efforts to protect Twilight Lake from NJ Transit projects continue. In Mantoloking, the town will receive its allotment of dune grass on November 5th – oceanfront home owners should contact the borough hall to arrange for pickup or drop off. Details can be found here. Both towns have switched to their off-season garbage and/or recycling schedules. In Mantoloking, garbage will be picked up on Mondays, recycling on Thursday, and bulk pickup on the 4th Monday of each month. In Bay Head, garbage will be picked up on Thursdays, for the entire town. Last but not least, the new Mantoloking police boat has arrived!

Events

Halloween Parade and Costume Contest – Sunday, October 31st, 11AM to 1PM. Details and registration can be found here.

Bay Head’s “Sidewalk Sale Days” continue October 15th, 16th, and 17th (Friday, Saturday, Sunday), with many businesses participating. As currently scheduled, this is the last weekend of the season.

Mantoloking Environmental Commission Meeting – October 21st, 3:00pm, In person and Virtual – details can be found on the borough website.

Many meetings remain online – the best source of information right now is the town websites – check for frequent updates and changes. Bay Head and Mantoloking both offer “dial-in” options for the public to attend their meetings. Zoom connections are also offered, and the details are generally shared with the meeting notices.

Bay Head | Mantoloking

Market

The inventory of homes for sale in Bay Head and Mantoloking remains limited, and the inventory in Bay Point Harbour is limited too. Our new listing at 526 East Avenue, Bay Head went under contract quickly, in approximately 17 days, and a recent listing in Bay Point Harbour (not our listing) recently went under contract in only 9 days. Some listings are still receiving multiple offers, however, some listings in the market are sitting, and others have had price reductions – something that we have seen less of in the recent past. We recently had an oceanfront closing at 3628 Ocean Terrace in the Lavallette section of Toms River – $5,300,000.

At the moment there are 18 homes for sale in Bay Head and Mantoloking combined. Currently there are 7 homes under contract in Bay Head and Mantoloking. There have been 3 closings in the last 60 days in the two towns combined.
