Bay Head & Mantoloking Market Update - November 2025
October was a busy month here in Bay Head and Mantoloking, and November is off to a good start too!
Of the 5 closings in Bay Head and Mantoloking since our last update, three of them involved us, and the fourth closing involved a property listed by an agent in our office:
1055 Ocean Avenue, Mantoloking: $12,138,090 (Listed by an agent in our office)
1559 Ocean Avenue, Mantoloking: $6,750,000 (Our listing and sale)
340 Main Avenue, Bay Head: $2,186,000 (Our listing and sale)
141 Maple Drive, Bay Head: $1,995,000 (Our buyer client)

Our active listings continue to receive showings, and in some cases, offers. Our listing at 954 Barnegat Lane, Mantoloking recently went under contract, and our listing at 1519 Runyon Lane, Mantoloking, has a new price of $2,600,000. As many of you know, Runyon Lane is a premium location - we simply need the right buyer, whether for summer or year-round use! There is currently very little available in either town under $3,000,000. By way of example, 978 East Avenue, Mantoloking, was priced slightly under $3,000,000, and quickly went under contract, having received multiple offers!
Traditionally, strong market activity continues through Thanksgiving, and then typically cools somewhat through the holidays, and the dead of winter - though we commonly have transactions every month of the year. Happily, we do have some new inventory in the works for early next year! Stay tuned! :-)
