Bay Head & Mantoloking Market Update - July 2025
We hope that you had a good 4th of July, and that you're looking forward to the rest of the summer!
The market in Bay Head and Mantoloking remained active in June, with a total of 8 closings in the two towns combined, and July is off to a good start. The average days on market for both towns has gone up somewhat, but in many cases, we continue to see multiple offer situations, with sales occurring at over asking price. Inventory has increased since our last update (a total of 8 new listings, and 22 active listings), with the most activity below the $3,000,000 price point. There are also new oceanfront listings (over $6,000,000), and they seem to be taking longer to sell. Our newest listings are at 340 Main Avenue, Bay Head, and 204 Curtis Avenue, Point Pleasant Beach. A number of our existing listings are under contract, including 1039 Barnegat Lane in Mantoloking.
