Bay Head & Mantoloking Market Update - January 2026
We hope that your year is off to a good start!
The year finished up well for the Bay Head and Mantoloking real estate market, with a number of contracts and closings for us, and others, as we ended the year! Our listing at 954 Barnegat Lane, Mantoloking sold for a price of $5,300,000, and a client of ours purchased 978 East Avenue, Mantoloking for slightly more than $3,200,000. 920 East Avenue, 750 East Avenue and 440 Lake Avenue are all under contract, and involve agents in our office on one or both sides of the transaction.
In many instances, multiple offer situations continue, given that inventory is still lower than is typical, and demand remains high. Depending on the severity of the winter, we may see new inventory in February, or it might not come until March. We do have a few new listings in the works as well. We expect prices to remain strong, and to see a healthy market to continue this year.
