Bay Head & Mantoloking Market Update - August 2025
We're having a good summer so far, and hope that you are too! Having said that, we are looking forward to the cooler weather in September!
Bay Head and Mantoloking had a good month in July! The market remains active, but is becoming more balance - eg - inventory is slowly returning to a more typical level in both towns. Several properties went under contract in both towns, including some of our listings. Bay Head had four closings in July, and though Mantoloking had no closings, a number of properties did go under contract. The average days on market in Bay Head is 51, which is healthy - Mantoloking's numbers would likely be similar, if there had been closings there.
In the last week of July, and now into early August, the market has seen more activity, especially at the higher end ($6,000,000+), which recently had been a bit quiet. Our listings in this price range are receiving showings, and our buyer clients have been active in this price range too.
Our listings at 1401 Ocean Avenue in Mantoloking, and at 340 Main Avenue and 50 Bridge Avenue have all recently gone under contract, and we have two new listings to share. 1559 Ocean Avenue, Mantoloking, our newest oceanfront listing, has been attracting a lot of attention, as is 1519 Runyon Lane, which has only been on the market for a few days!
Our most recent closing is at 1039 Barnegat Lane, Mantoloking - we represented the seller and the buyer in this transaction, and the property sold for more than the asking price of $3,000,000.
